Find a guy named eternal darkness this only works in catskills give him 100k and he 
will reward you with 1 mil or give stuff to npcs AND THEY WILL GIVE YOU MAGIC ITEMS 
YOU HAVE TO GIVE NPCS GOOD ITEMS THOUGH LIKE MAGIC ITEMS

Find a guy named Osiris or Emit(there may be more but i dont know who they are),give 
them 10,000gp. They will reward you with a house in trammel or 1,000,000gp! I usually 
find them in haven. NOTE: this only works on the atlantic shard for some reason.
